What you will pay for our services: we charge you between 2% and 4% of the selling price of the house (an inverse proportion depending on the value of the property and with a minimum of euro 3,000). In addition to the work normally done by an estate agent in Italy, this commission covers all your interpreting and translation needs up to the signing of the final public deed. We do everything solicitors normally do in Britain, but if you prefer to spend extra for the increased sense of security solicitors offer, then we'll have no objections. We can even recommend a few.

Our promise: we'll never knowingly allow you to buy a property that has any legal problems (and we have professional indemnity insurance to cover the risk of unknown problems for which we may be liable - although this has never happened). Some difficulties that emerge only when someone gets serious about buying can be resolved with time, work, patience, a little extra money and a little Italian creativity. Others are intractable and it's best to give up and move on. We'll always explain to you any difficulties involved in the sale and give our best advice on whether to go ahead or pull out and find somewhere else.

Some of our properties have been renovated and you can move straight in, but most need some restoration. Working with local architects and surveyors, we can assist you in everything from planning the work to supervising the final touches of the restoration to ensure that the house turns out how you want it to be. For assisting you with restoration we charge 2% of the cost of the work net of other fees and taxes. This covers all your interpreting and translation needs up to the completion of the work.
